What would you(as a breeder) think acceptable in a puppy contract & in a health gaurantee?

Buyer:
Specific list of what the breeder beleives to be a genetic problem resulting in the replacement of a puppy
Disclosure of any common problems that were treated for, giardia, coccidosis, other parasites that continued care may be required
Disclosure of known faults like hernia's, possible weak ears requiring help; bad ear policy, reasonable and customary taping lenght of time and whether or not calcium injections would be required to get the ears up before it is considered a fault.
Feeding requirments, how to privide proof if breeder is demanding a particular food be feed to comply with the contract
Standard health screens for parents
Actions that a buyer may make that would null the contract/money back garrentee, eg. failure to provide vet care, OB training, crate training not employed for housebreaking and/or to keep the pup from breaking the house
Breeder:
Define what you understand the buyer expects from the puppy (sch competitor, show, pet, breeding) and how/why this pup should meet those expectations.
Stress buyers responsibilty to properly train/house the puppy/dog
Breeder to be kept up to date on the puppy's development on a regular basis
Reasonable and customary return policy including re-homeing assistance for a normal dog or faulty show dog (teeth missing, hips elbows below par) into a pet home and if compensation is awarded to the owner for the re-sale.
Breeder to list those genetic diseases the contract will cover and if absent present a reason why
Breeder to define acceptable performance in the show ring for a show line pup, eg, VP rating, pup must be presented to X amount of judges at local shows and achieve at VP rating at X out of Y numbers of shows
Breeder to assist buyer in initial bite work training under trainers they know and trust
Required evaluation by an upper level helper to determine if lack of drive is due to gentics or environment including the evaluation of how often the handler and the dog participated in training and followed the direction of helpers at home.
Provide options to compensate the owner if showline/working line pup is not up to grade for the purposes of the purchase or there is a health issue.
