Thank you crimsonribbon,

I like the pool as well. Just wish it would pay for itself! It is the one big and expensive mistake I made. I would probably NOT put it in had I to do it all again.

It is good however when we have events, seminars and summer as the kids can swim, even if the dogs don't!

My indoor training room is 1450 square feet and now has AstroTurf in there and is heated. Finally I can train inside without freezing my a## off!

Yeah, I guess it would be expensive to build and maintain... I guess you've just got to market it. Most of the dogs that board are Labs and Goldens (at least in my experience); you could adveritse it as a special activity for water-retrieving breeds or water dogs at heart.

That's really neat that you have all the extras though like training and rehab. My main reason for wanting to build a kennel is so I can use it to rescue and train and as well as board. You're living my dream!

 It may be a dream, but believe me, it is a lot of work and very, very expensive!

And by the way, I actually don't much like to board the labs or retrievers. Both breeds are often untrained and out of control. They drag their owners in here. They are often way overweight and believe it or not, the worst dog bite I ever had came from a 5 month old poorly socialized male Golden!

Glad to know I'm not the only one. The only dog bite I have received that broke skin in 4 years of working at kennels was from a psychotic Golden Retriever named Sunny.

They may be fat and untrained but their owners seem to have no shortage of money. One pair of "English Cream Labradors" would come in for boarding with 4 packages of luchmeat (different varieties so they didn't get bored), a tub of yogurt and a bag of string cheese for snacks! This was in addition to the high quality kibble they ate in abundance. They ate better than the kennel employees. Both dogs were about 20 pounds overweight and the owner would sign them up for as many walks as we would give them. If that place had had a pool I think the owner would have paid any price to get her dogs in there. Another owner would buy her dogs a new collar everytime she would come to visit them-- and she had 4 dogs(they boarded for a month while the house was being renovated). I think she felt guilty about about leaving them there but the dogs weren't too upset about it. They liked boarding and the daily nature trail walks.
