So now that I am moving back to FL (Manatee County), I am finding myself struggling to find a rental.  German Shepherds are considered "vicious" by the Florida Insurance Commission along with a long list of other breeds considered as vicious such as labs and great danes.  Had rental but as my brother and mother went over with signed lease and check for security deposit, first and last month, the owner took them over to the house to look at all the renovations that had gone on only to find someone else moving in.  Apparently the son found out what I was paying and got someone else who was willing to pay more rent......Started looking 2 months ago and now am down to the 4 week wire.  No stress lolololololololol.....

Are they just making that list up on SIZE ? Labradors ? Gt Danes ? 'Vicious' ?

You can't get liability insurance for your dogs to show the landlord he is safe? Landlords usually aren't liable for a tenant's dog anyway.

Do what lots of people do, say he is a service dog.

I sure would like to see that list. Can't seem to find it myself.

There was a mention about size being a consideration for potential damage when making a top ten list by Florida Insurers. The Lab and the Great Dane however, didn't make that list, though. The GSD did, but it was noted their combat and LEO duties are taken into account.

People with legitimate service dogs usually get really upset about imposters taking advantage of access benefits without the certification. Too many bad eggs in that category give the real workers a bad reputation.

Beetree, you have to get it from the Florida Insurance Commission, the one that sets the rules for what insurance companies will cover and not cover. 

Noitsyou - it is a felony in the state of Florida to pass your dog off as a service dog as it should be........

 

I have a blanket umbrella insurance policy for my dogs, the landlords I have talked to do not care, my dog is on "the list".

I went to their site and no list existed, that is why I asked, in case I missed a secret link somewhere.

Perhaps you can offer to put down a separate "pet deposit"  to sweeten up the offer?

Huh, Beetree, you are right.  I can't seem to find it and I had it over a year ago.  Florida just stomped on attempts at breed specific legislation not too long ago, maybe that is why it was removed from their site.  Unfortunately 10 houses later with all the CGC, insurance, (they are already asking upwards of $1,000 per dog non-refundable on top of the refundable security deposit), letters from my landlords stating specifically they have never had issues or complaints about me or my dogs and that I am a responsible and good tenant, and still no luck.  They absolutely do not want a GSD.

Maybe if Travels is still in Pittsburg, you can sublet her house to give you more time to find the right one for yourself.

Why not look into buying? It has to be a buyers' market in FL with the bank rates so incredibly low. Not to mention the real estate values are reasonable... compared to where I live. So many people up here cash in and move to FL for their retirement. That won't ever be me, though. I really like my seasons when it is all said and done. You might not need much down payment, though-- the more the better, if you can do it. Much better than throwing money away on rent, month after month.

If you are a handy person, you can look into bank foreclosures, too. That's what I did, back in the dark ages. Been living in the same house ever since, too. I got some good negotiating tips if you need them.

Beetree, I have a realtor and mortgage person looking into that.  Unfortunately, I need a copy of one paycheck which I won't get until I start my post-doc and first time homeowner rules won't allow for a letter from my post-doc employer.  So I have at least a month before I get that but in the mean time need a place to stay.  I have to do it under first time homeowner because of my huge student loan debt, they look at income based repayment as an important part while traditional mortgage does not, it just looks at total debt and my student loans will total close to 5K with my parent plus loan for my son that I took out because of his step dad and biological dad, neither of whom did not want to help him out (step dad raised him for 25 years).  I have a 10 year old Pilot that I am keeping together with the help of a great mechanic.  I so hope the new president and eventually new congress will look at student loan debt and make it more realistic.  Only debt out there that allows periodic interest total to be rolled into the principle and then the total amount is charged interest at a higher rate.

Beetree, that's right, Travels lives by Tampa if I remember correctly.  I am actually looking for even a home that I can rent for 6 months or in a pinch 3 months just to give me time to get things together for purchasing a home.  I would love the comfort of knowing I never have to move again unless it is to another home I purchased and not have to worry about the dogs being held against me.
